Sterling Personnel, Inc. is recruiting for a Project Manager for our client in San Antonio, TX. The Project Manager will oversee building operations and maintenance services for six federal buildings in San Antonio, Texas. The PM is responsible for all working matters in the operations of the facilities, including employees and subcontractor services.Responsibilities:Manages the overall operations of the contract, including the performance of daily operations, scheduled maintenance; administration of subcontracts for facilities workEvaluate and ensure the efficient operation of the project, controlling operational expenses at a minimum level that is consistent with sound maintenance practices and contractual requirementsTraining of journeyman and apprentice level personnelInspection and oversight of PMs and mechanical repairsConduct critical equipment condition assessment repair and reportingProvide administrative and technical direction and supervision to staff in completing work assignmentsDiscuss, plan, and delegate major project assignments to supervisory staff; determine building priorities that are of significant scopeEnsure proper upkeep of facilities to include heating, ventilation, air conditioning, and sanitation, the general appearance of buildings and grounds, and emergency situations affecting the facilitiesCoordinate the purchase of necessary supplies, equipment, and services from appropriate sources and maintains proper inventory control, maintenance, and consumable suppliesMaintain sufficient records, files, controls, procedures to ensure management and work productionLeads a team of technical employees. Responsible for maintaining a strong, trained, and disciplined workforce.Develop training sessions for employees who require themMaintain a strong safety programManage multiple employees at multiple buildingsPrepare financial forecasts and monthly updates. Ensure that the contract is managed in a manner that meets all contractual requirements and company financial goalsManage multiple projects within the clients scope/budget/schedule expectations and ensure quality standards on project deliverablesAppropriately delegate project assignments to project team members and mentor junior staffBuild strong collaborative relationships with our employees, clients, and subcontractorsMinimum Requirements:At least 5 years of experience directing operations and maintenance of equipment in a 200,000+ square footage buildingA minimum of 2 years of recent experience with Siemens BAS systems, NCMMS, boilers, and chillers over 100 tons, Niagra Tridium JACE, Public Address, and Computerized Lighting SystemsAbility to obtain a United States Federal Clearance to work in a federal buildingAbility to plan, organize, coordinate, direct, and control all aspects of activitiesAbility to work with the customer to find mutually satisfactory solutions to difficult issuesAbility to work with management systems and a variety of skilled/unskilled, professional, administrative, and industry personnelBasic knowledge of office administration, reporting, budgeting and control, and business operations, blueprints, buildings, grounds, equipment, housekeeping, construction, repair, maintenance, purchasing, inventory control, fire, and safety managementStrong commitment to safety, including following established Health and Safety protocolsAbility to multi-task, maintain flexibility, travel, and work independently with minimal supervisionMust be able to pass a federal background checkKnowledge to operate and maintain sanitary sewage/ ejector equipment and systemsEquipment Knowledge/Experience:Elevators, uninterruptible power supply (UPS) systems, large chiller plants, low-pressure boilers, computerized fire alarm systems, emergency generators, high voltage switchgear, and building automation systems (BAS)/energy management systems (EMS).
