Almost all of their work is negotiated and most of their business stems from repeat clients or referrals as they hold the highest of standards in how they run their projects.

Description

The Construction Project Manager will take leadership in the development of the company's growth across a variety of markets. This will include working with pre-construction, managing subcontractors and working with new and existing clients to cultivate strong working relationships. Light industrial experience is ideal for this role but not a must.

This Construction Project Manager position will play a key part in developing a structure to support the recruitment of future project engineers/project managers and establish a firm project management department for the company.

The Successful Applicant

Construction Project Manager will be degree qualified, preferably within the construction space and have a clear track record of construction projects from design to completion. Both ground-up and renovation projects. Pre-construction and design-build experience is a plus.

Construction Senior Project Manager will ideally have led teams in the past given the strong emphasis this role has on the development of a new team.

    Description
  • Meet with clients to discuss estimates, contracts, and walk through on construction projects
  • Review the project plans and specifications and comment on design, scheduling, possible cost saving measures and potential construction problems.
  • Prepare general project budget
  • Expedite all architecture drawings and approvals
  • Monitor and maintain the project construction schedule on a weekly basis
  • Ensure completion of and track all independent testing and inspections as required
  • Ensure all required municipal inspections are performed
  • Maintain and enforce good construction standards and quality control
  • Control and monitor labor, materials and equipment expenses

The Successful Applicant

  • Minimum of 5 years of prior work experience in construction - commercial interiors experience required, public works exposure preferred
  • College or university degree in a construction related field (preferred not required)
  • Must have an understanding of construction terms, scheduling and planning concepts.
  • Proficient in Microsoft Word, Excel, and Project Management software
  • Excellent organizational, presentation and interpersonal skills.

Description

  • Manage subcontractor schedules, quality of work, coordination with other trades and payments
  • Create and maintain a safe/secure job site environment
  • Review and approve drawings and samples prior to submittal
  • Train and develop the Project team and schedule project resource
  • Coordinate the preparation of the schedule and long term planning
  • Implement, monitor, update and communicate the progress schedule and its periodic revisions
  • Manage financial aspects of contracts: review and approve budgets, cost reports, rental equipment and expenses
  • Perform the final review of internal items such as Cost Analysis, Monthly Billing, Master Cost Breakdown and Monthly Reports
  • Provide leadership and direction to Multifamily construction projects
  • Monitor/control construction through administrative direction of on-site and corporate staff to ensure project is built on schedule and within budget
  • Work with the Project team to develop a work plan, establish priorities and assign task

Profile

  • At least 4+ years of Multifamily Construction Project Management experience
  • Distinct portfolio of Multifamily Projects-garden style and podium style
  • Bachelor's Degree in Construction Management or another related discipline is not required, but is a bonus
  • Must have completed and managed at least 5 Multifamily projects from the ground up
  • Good tenure with previous employers is preferred

  • Assist Project team in the development and updating of the CPM Construction Schedule
  • Assist in the development of the Subcontracts and Purchase Orders
  • Coordinate, implement and monitor Project Engineer training and development
  • Provide support for the Project Superintendent
  • Provide leadership to the Project Staff and the Project
  • Analyze and monitor job costs and maintain accurate reports
  • Manage and be responsible for processing and tracking the monthly Owner Payment Application
  • Track, review, and process Change Proposal Requests, Change Orders and, if applicable, claims
  • Analyze and complete the Quarterly Profit Projection Reports.

The Successful Applicant

  • Degree in Construction Management or Civil Engineering required
  • Previous Civil Construction Experience preferred
  • Experienced in HCSS Heavy bad or similar Estimating Software a plus
  • Excellent written and verbal communication skills
  • Proficient with MS Office Products
