-The PROJECT MANAGER is responsible for providing support and coordination to the Office Project Management team across multiple projects from permits through completion.

-This role requires having the confidence and ability to coordinate multiple ongoing tasks with various team members, Architects, Vendors, & Subcontractors on a daily basis.

My client is an award-winning custom builder, specializing in high-end architecturally designed single-family residential construction. they have been in business for thirty-one years, and in that time have established a reputation as a premier builder in this segment. With an for a PROJECT MANAGER with experience in residential construction at the top end of the quality scale. Seeking a knowledgeable team player who puts attention to detail first, works well with others, and respects our process to get the job done. This full-time position.

Description

-Support Project Management team to complete tasks as required

-Assist set up of Office & Field project binders, and project Start& End Checklists

-Manage completion of Home Binders and compiling of product warranty information

-Assist with product research and completion of selections tracking spreadsheet

-Assist with material takeoffs and scheduling delivery of materials and services to site

-Assist review of shop drawings and proposals from vendors

-Support ongoing communications between PMs, Site Supers, and Vendors

-Assist in communicating schedule updates and deadlines to team members

-Support development of Change Order pricing & Budget Adjustments

-Support Estimating with preparing & sending bid packages

-Support Estimating with review of subcontractor & vendor bids and proposals

-Assist in document construction activities with periodic site progress photos

-Assist with setting up Subcontractor agreements and insurance certificates

-Proactively report progress to team members while managing time effectively

Profile

-Have a minimum of 5 years experience in the residential construction industry with a focus on managing quality and building relationships.

-Successful candidate will be experienced with reading plans, performing takeoffs, and pricing & ordering materials.

-Knowledge of typical residential construction methods & materials.

-Strong MS Excel knowledge, organizational skills, and attention to detail is a must.

-Ability to communicate clearly & effectively with Production Manager, Project Managers, subcontractors, clients, and architects as necessary.

-Ability to be a team player performing various production support task

Job Offer

$80,000-$90,000 OR based on experience + Bonus!!!

  • Supervise and lead project team members
  • Ensure all projects are completed on-time, within budget, and to the highest standard
  • Oversee bidding, negotiation, and subcontractor award processes
  • Administer weekly progress meetings to assess the status of current projects
  • Oversee all aspects of construction processes from start to completion
  • Supervise all activities related to change orders, submittals, and scheduling
  • Develop and maintain positive working relationships with team members and third-party owner's

Profile

  • Bachelor's Degree in Construction Management, Engineering, or related field
  • Minimum of 7-10 years multifamily project management experience
  • Demonstrated history of overseeing and leading a team
  • Proficiency with Microsoft Project, Excel, Outlook, and other related scheduling software
  • Excellent written and verbal communication skills
  • Strong relationship building, problem-solving, organizational, and leadership abilities

Description

Project Manager will be responsible for:

  • Establish and maintain positive and confident relationships with owners and owner's representatives, as well as architects, designers, property managers, consultants and subcontractors.
  • Provide overall management direction and ensure execution of multiple construction projects.
  • Establish and maintain clear communication and delegation between all project team members.
  • Mentor, coach and train Assistant Project Managers.
  • Financial management of all phases of projects (estimating, bidding, cost tracking to closeout).
  • Attend pre-bid/site review meetings.
  • Estimate construction budgets and review/prepare bid packages.
  • Manage and lead meetings with clients, consultants and subcontractors.
  • Monitor the performance of the project superintendents and ensure the highest industry standards are met by all subcontracted trades.
  • Prepare and maintain project schedules and coordinate scope of work for all trades.
  • Accountable for owner contracts, subcontracts, PO's, associated changes orders, etc.
  • Coordinate and document weekly project site meetings.
  • Manage all submissions and inspections required by governing agencies.

Profile

  • Bachelor's Degree, preferably in Engineering, Architecture or Construction Management
  • 5-25 years of experience in Construction, experience managing multiple projects at a time
  • Experience with ground-up multifamily projects
  • Ability to run projects from inception through close-out
  • Working knowledge of skilled trades including carpentry, masonry, concrete work, site excavation and grading, plumbing, fire protection, HVAC, and electrical.
  • Working knowledge of commercial construction technology and details. Candidate must be extremely proficient reviewing and understanding all construction documents including specifications and drawings
  • Excellent communication skills with various parties including management, subcontractors, consultants, architects, vendors, and clients

Job Offer

  • Proven project coordination skills
  • Perform tasks efficiently with little direct oversight
  • Proficient in Microsoft Office, Outlook and Adobe
  • Associates Degree or Bachelor's Degree preferred
