They are hiring a Sr. Capital Project Manager experienced in the industrial/manufacturing space to serve as the subject matter expert through all stages of projects lifecycle. 

The Sr. Capital Project Manager will be responsible for delivery of project goals in terms of cost, time, functionality, regulations, Good Manufacturing Practice (cGMP), safety and according to expectations. This individual will provide leadership to the Project Management team while ensuring compliance with all pertinent safety policies, rules, and regulations.

Focus:

  • Lead key CapEx projects through all phases.
  • Establish project charter including scope of work, goals, and deliverables together with the relevant project champion and project lead to support business objectives in collaboration with other senior management and stakeholders.
  • Identify and recommend the internal and/or external resources to reach the project goals and manage day-to-day operational aspects of projects.
  • Establish the project team/structure necessary to reach the project goals and ensures appropriate coaching/development/performance feedback to all direct reports in order to develop a strong and competent team.
  • Utilize best practices and tools for project management and execution in a fast-paced product manufacturing environment.
  • Determine project objectives, timeline, budget, and performance standards.
  • Coordinate resources and personnel.
  • Stay continually appraised of project status and report to stakeholders.
  • Work with the Engineering department to ensure capital purchases meet the site requirements and keep site equipment standards current.

Skill Set:

  • 15+ years of experience in industrial project management.
  • Demonstrated history working with complex, multi-year projects.
  • Bachelor’s degree or higher in a technical field – engineering, technology, etc.
  • Experience working with EPC and EPCM contractors.
  • Background in industrial project management with strong understanding of project planning, processes, and commissioning.
  • Understanding of KPIs and cost engineering as they relate to CapEx project management.
  • Strong leadership and communication skills; able coordinate between departments and with third party vendors. Confidence in customer-facing aspects.
  • PMP and/or PE certifications a plus.

Description

We have an opportunity for an experienced Project Manager to manage all aspects of construction for multi-family projects. Responsibilities include contract administration, client relations, and management of the construction project schedule, quality, cost, and safety. This is an office-based position with regular visits to local job sites expected.

  • Contract Administration: Implement the terms and conditions of the contract based upon established systems, policies, and procedures. Includes bidding, preparing contract documents, defining and monitoring compliance with documentation requirements, defining and monitoring compliance with the submittal process, and project close-out.
  • Cost Management: Manage all or part of the cost of a planning, design, and construction process to remain within the owner's budget, including cost estimating, cost reporting, cost breakouts, pay requests, cash flow analysis, change orders, and forecasts.
  • Schedule Management: Monitor and manage the project schedule throughout the course of the project to ensure the project is completed in compliance with the contract terms. Includes identifying the major components of the project, their sequence, and durations, utilizing scheduling software, scheduling subcontractors and deliveries, resolving time conflict issues, and/or scheduling staffing.
  • Quality Management: Review, inspect, and test project systems, materials, documents, techniques, and workmanship to ensure conformance to the plans, specifications, and applicable standards. Includes the Quality Control Plan, review of shop drawings and submittals, field inspections, material acceptance, and punch list completion.
  • Safety Management: Implement and monitor procedures to protect the health and safety of jobsite employees, visitors, and the general public. Includes the jobsite safety plan, safety inspections, subcontractor insurance compliance, OSHA compliance, and maintaining current OSHA training.
  • Client Relations: Build and maintain positive relationships with clients based on trust and value through communication, client service, and performance. May participate in preparing or contributing to the development of proposals and proposal materials.

Requirements

  • B.S. in Construction Management, Civil Engineering, Architecture, or related field
  • 4+ years’ experience constructing similar project types
  • Requires knowledge and understanding of electrical, mechanical, structural, civil, landscaping, and architectural plans as they relate to schedules, cost, performance, and aesthetics.
  • Ability to communicate effectively and work productively with clients, owners, project professionals, and field and office staff.
  • Ability to proactively identify problems and propose possible solutions.
  • Ability to use construction management software such as Procore, Timberline, Bluebeam, CMiC, PlanGrid, Textura, and Field ID.
  • Ability to use the internet and Microsoft Office 365.

Summary

The Commercial Project Manager will monitor and manage the construction team from planning to completion with the goal of delivering every project on time, within budget, within scope and in alignment with on our passion, niche, and core values.

DUTIES

  • Lead, Manage, Accountability (LMA)
  • Provide support, tools, and guidance to all members of the project team
  • Emphasize open and thorough communication from team members

  • Project Profitability
    • Review proposed subcontractor bids and scope with project superintendent
    • Manage costs in order to meet budget on a weekly basis
    • Forecast monthly owner billings
    • Create and distribute monthly owner pay applications & appropriate lien waivers
    • Review and approve subcontractor pay applications in accordance with construction schedule, completed work and contract documents.
    • Keep track of changes in scope to capture appropriate time, and additional costs in change orders
    • Maximize buyout and subcontract negotiations
    • Clearly identify schedule requirements
    • Maintain project budget
    • Project Schedule & Execution
    • Establish and update master project schedule as it coincides with 4-week look ahead established by the project superintendent
    • Predict hic-cups, long lead items, manpower shortages and evaluate current subcontractor performance
    • Project Scope
    • Be familiar with contract documents, Predict resources needed to complete project
    • Identify misses and mistakes in drawings early, provide RFI with solutions achievable and agreed upon by the project team.
    • Collaborate with subcontractors, engineers, architects and key team members of the project team
    • Obtain appropriate permits and licenses from authorities for construction sites
    • Conduct site checks to monitor progress and quality standards
    • Owner Satisfaction
    • Conduct weekly owner meetings including agendas and minutes
    • Keep stakeholders aware of the progress on projects and prepare progress reports regularly

REQUIREMENTS

  • Successful candidate should have the desire to learn, exceed expectations and possess commercial construction field experience.
  • Must have extensive experience in the following sectors; educational, government, healthcare facilities, retail and office.
  • Previous experience in a leadership role with strong, proven leadership skills, critical thinker and problem-solver.
  • Proficient with MS Office Word, Excel and Project.
  • Proficient with managing budgets, scheduling and project management software for commercial construction projects.
  • ProCore experience is a plus.
  • Ability to interpret and build according to drawings, specifications and other documents.
  • Excellent communication and interpersonal skills.
  • Outstanding organizational, time management and multitasking skills with a strong understanding of core manager duties.

In this position you will :

  • Write and maintain detailed requirements that include defining the customer experience and identifying systems and processes that need to be enhanced. This includes the definition of use cases and user workflows

  • Represent the business and user voice in the software development process

  • Ensure that deadlines are met, progress is made and timelines are held.
  • Be accessible and available to software engineers and partners to answer process related questions and assist in removing impediments
  • Organize tasks in logical sequences and identify required resources.
  • Work with executive team members to develop release plans and organizational roadmaps.
  • Ensure transparency into the upcoming work of the product development team

Required Experience:

  • Bachelor’s degree from an accredited university
  • 5+ years’ experience managing IT projects.
  • 2+ Years' experience in Agile environment
  • Experiences in B2B e-Commerce, multi-channel sales - utilizing Magento solutions as one channel - are strongly preferred.
  • Willingness to travel
  • Certified Project Manager (Prince 2 or equivalent), PMP, or PMI-ACP
  • Previous team management skills
  • Experience with change management concepts and practices
  • Previous experience of managing projects and budgets
  • Strong oral and written communication skills

The Details:

This position is Monday - Friday from 8am - 5pm, with occasional overtime. The annual salary offered will be based upon experience. Benefits include medical, dental, vision, and 401k. The Construction Project Manager - Top Southeastern GC - Triad will be responsible for:

  • Review plans, specifications, and client requirements
  • Initiate RFIs to resolve issues in the field and plan discrepancies
  • Process, review, and track submittals
  • Review design and shop drawings to evaluate the impact on the cost and schedule
  • Prepare Subcontractor scope of work letters
  • Initiate change orders to the Owner and solicit bids from Subcontractors
  • Perform estimates and compile cost breakdowns for the client to review

Electrical Project Manager/Estimator Compensation & Benefits

Total Compensation package for this position is between $90,000-$125,000 depending on previous work experience and education levels

Electrical Project Manager/Estimator Duties & Responsibilities

  • Prepare proposal specifications and drawings to determine scope of work and required contents of estimate
  • Experience on both large and small commercial projects; new construction, Design/Build, and remodel
  • Attend pre-bid meetings and/or tour job sites to confirm existing site status
  • Prepare estimates based off of scope of work outlined on drawings as well as bid specifications

Electrical Project Manager/Estimator Qualifications

  • Minimum 5-10 year' experience with an electrical contractor working on commercial projects in the $1M-$5M range
  • Familiarity and experience with Microsoft Excel, Foundations, McCormick, Bluebeam, AutoCAD, Revit software(s)
  • Working knowledge of electrical installation, estimating techniques, and cost control
  • Ability to perform detailed work and successfully meet both project management and bid deadlines
  • Must have a stable work history
  • Previous supervisory experience preferred
  • Working knowledge of National Electrical Code
  • Ability to be proactive, not reactive
  • Excellent communication skills
